Getting started

What does management cost?

It depends on the size and condition of your portfolio and which service level you need — so we quote it rather than posting a number that wouldn't apply to you. What we will tell you up front: the fee structure is spelled out plainly and in writing before you sign, so you know exactly how you're billed. Send us the property details and you'll get a real number.

How small is too small?

No property is too small. We manage single-family rentals and small multifamily right up through communities of a few hundred units. If you own one rental home or a single small building, tell us about it — if we're not the right fit, we'll say so and point you somewhere better rather than take the assignment and under-serve it.

I already have a manager. How hard is it to switch?

Easier than most owners expect, and we do the heavy lifting. We review your current agreement for notice requirements, coordinate the handoff of leases, deposits, and records, and communicate with your residents so rent keeps flowing through the transition. You'll get a written transition plan with dates before anything moves.

What does onboarding actually look like?

You'll complete a short onboarding packet — your vendors, utilities, contacts, banking details, and how you like to be communicated with. We load the property into our management platform, verify your bank details with a small test deposit before any real money moves, notify residents of the transition date, and walk the property. Then you get portal access and your first reporting cycle.

Money & reporting

How and when do I get paid?

Your first distribution goes out on the 5th of each month. We know owners have mortgages and property expenses due early in the month, so our priority is getting the funds collected at the start of the month into your bank account promptly. Rent collected after that first distribution is sent in weekly bulk distributions through the rest of the month — money doesn't sit with us. Your statement shows what came in, what went out, and what's left, line by line.

How is my money held?

Owner funds are held in a dedicated trust account, separate from our operating money, with a ledger maintained per owner and reconciled monthly. Your money is your money. It never mingles with ours, and never with another owner's. And you don't have to take our word for it — the owner portal shows your account in real time: the funds sitting in it, tenant payments as they post, and every piece of financial activity on your property.

What reporting do I get, and how often?

Monthly financials plus 24/7 portal access, so you can look at occupancy, cash flow, work orders, and the leasing pipeline whenever you want instead of waiting on a PDF. We also send a plain-English summary of what actually mattered that month and anything that needs a decision from you.

How is maintenance billed?

However it's structured for your engagement, it's disclosed in your management agreement before you sign — you'll know how repairs and coordination are billed up front, with itemized detail on every statement. We're not the cheapest option in either market, and we don't pretend to be. What we won't do is surprise you.

Day-to-day operations

How fast do you respond to residents and to me?

For owner communication: same or next business day, and we make ourselves available outside normal business hours when it matters. For maintenance, it depends on scope — smaller work orders that fall within your pre-approved spending authority are generally handled same or next business day, while larger repairs that need multiple estimates and your sign-off move as fast as the estimates and your decision do. We won't promise a completion date on work that's waiting on an owner's approval — that's a promise a manager can't honestly make. And our phones are answered by a live person 24/7 — a resident emergency at 2am doesn't go to voicemail, and we're notified immediately.

How do you screen residents?

A consistent, documented process applied the same way to every applicant — income and employment verification, rental history, credit, and background, all within Fair Housing requirements. Consistency is what protects you, both from bad tenancies and from liability.

What happens when a resident stops paying?

We move fast, on a documented clock: late fees begin on the 4th, a Notice to Vacate goes out on the 5th, and if the account isn't resolved we file for eviction on the 10th. The goal is to have the unit back by the beginning-to-middle of the following rental cycle, subject to the court's timeline. A balance is never allowed to quietly grow for months — that's how owners lose entire quarters of rent. We handle the coordination with counsel and keep you informed at each step.

Do you handle renovations and value-add work?

Yes. We're active owners who've done this on our own buildings — turns, unit upgrades, and full repositioning. We'll tell you which improvements we think will actually earn their money back in rent, and which ones won't.

Working with us

You're investors too. Isn't that a conflict?

It's a fair question and we'd rather answer it than dodge it. We disclose that we own multifamily in these markets, and we don't make unsolicited offers on properties we've been asked to manage. The upside for you is that we've sat in your chair — we know what a manager can do to a return, for better and worse.

Am I locked into a long contract?

Terms, notice periods, and how either side can exit are stated plainly in the management agreement. We'd rather keep your business because we're performing than because you're stuck.

Who will I actually be talking to?

Real people on a small, accountable team — not a rotating call center queue. You'll know who runs your property and how to reach them.
